Brazil: Emerging real estate Market
Brazil boasts some of the world’s most beautiful landscapes, with some of its most stunning scenery in the north east region. Not surprisingly, tourists and property investors from around the globe are fast discovering Brazil’s attractions and the emerging Brazilian real estate market is currently heralded as one of the world’s most promising investment property destinations.
Stable Economy
A combination of Brazil's stable economy, falling interest rates and rising tourism are among the factors that are attracting investors in increasing numbers to the real estate market of Brazil. An online poll conducted at the beginning of 2007 showed that overseas property investors rate Brazil as the second best country in which to invest over a five-year period.

Buoyant investment property Market
Property investment growth in Brazil is focused on some specific locations: The major investment area of Bahia, on the north east coast, boasts stunning beaches and a tropical climate bringing with it increased development projects and growing numbers of tourists. The city of Sao Paulo is at the brink of a real estate boom while it shakes off its past violent image in favour of a thriving city with much business relocation from foreign companies. Experts also predict that Rio, with its long history of tourism, is also about to see a significant growth spurt in terms of real estate development.
Strong property price growth has been registered in Bahia and Natal in the north east region of Brazil; a 20% increase year-on-year over the last 3 years. Brazil recorded last year a 7.41% property price rise for the whole region and a 6.69% increase in the Rio Grande do Norte region alone (Source: Government Statistics Institute, Instituto Brasileiro de Geografia e Estatística). In Focus: Property Tabatinga - Natal - Brazil
According to James Gonzalez, market analyst at the leading investment property company Obelisk, the next Brazilian real estate hotspot is Tabatinga.
In a recent interview James Gonzalez said "Tabatinga property is sold clearly below market value (less than €1,000 per m2)." Similar property in neighboring developments have been sold successfully at prices in access of €1,500 per m2. According to James Gonzalez, Tabatinga will be one of the last investment opportunities in Natal to buy property for Brazilian prices.
The strategic location of property to the south of Natal provide an excellent exit strategy for investors, because of the excisting infrastructure and the popularity of property in Natal with the local Brazilian second home buyers. See Laguna Beach
Property Prices in Brazil
Although mortgages in Brazil are still virtually non-existent, affordable off plan property prices mean that property investors can still afford to buy a piece of paradise with little capital. However, prices for off plan property in Brazil are only set to continue on their upward pathway supported by pro-active government initiatives to develop the country’s infrastructure and tourism industry; improvements that will only go towards further growth of the Brazilian property market.
Foreign Investment
Foreign investment into real estate is actively encouraged in Brazil; foreigners can own 100% of land and property within the country, which is not always the case in emerging markets. This is viewed as a major contributory factor, alongside the favourable currency exchange rate for foreign investment.
This has enabled investment into real estate in Brazil to soar. A staggering US$1.3 billion was invested by foreigners in 2006 alone, and preliminary data from the Central Bank of Brazil has registered $26.5 billion from foreign direct investments between January and August 2007.
It is anticipated that as the population becomes wealthier as a result of economic and tourism growth, demand for property in Brazil will increase prices.
